Obayashi Corporation holds regular business briefings and construction site tours in order to provide institutional investors and securities analysts with a better understanding of it's business operations and growth strategies.

 

On June 21, 2023, Obayashi held a tour of the Yokohama Symphostage construction site, attended by 16 institutional investors and securities analysts.

Scheduled for completion in March 2024, Yokohama Symphostage is a large-scale complex featuring a variety of facilities, including offices, commercial establishments, a hotel, entertainment facilities, and open innovation spaces, situated in an area that is home to a growing cluster of corporate R&D centers and office buildings. The project is not only designed and constructed by Obayashi, but is also developed in-house by Obayashi's Real Estate Development Division on behalf of the consortium.

 

As efforts to achieve carbon neutrality and well-being become increasingly important societal challenges, Yokohama Symphostage is the first office building in the area to obtain “ZEB Ready” certification, contributing not only to decarbonization efforts, but also supporting diverse work styles through meeting rooms that allow outside air to flow in, as well as outdoor workspaces. In addition, the construction site office is actively working to improve productivity and promote work style reform as a model site, such as closing the site for eight days out of every four-week period by utilizing digital technology, as well as other measures to create a comfortable work environment, thereby being deployed company-wide as a best practice.

In addition to touring the  construction site at its peak, the event also included an explanation of smart building technology, including how energy consumption is visualized. Participants were also introduced to ICT utilization at the site, such as facial recognition systems to control worker access, cloud-based information sharing services, and 360°cameras, as well as how the construction site office has eliminated paper usage and adopted a hot-desking system.

 

The Q&A  session of the event featured a lively dialogue with the head of the Real Estate Development Division and other representatives in charge of development, design, and construction on topics such as the specific productivity improvement measures that enabled the site to be closed for eight days out of every four-week period, the use of Building Information Modeling (BIM) in construction management operations, and Obayashi’s future development business strategies and asset portfolio development policies in Japan and overseas, including for this project.

Comments from participants surveyed via a questionnaire following the event included, “The tour gave me a firsthand understanding of how work style reform is being conducted at the site,” “Touring the construction site office completely changed my perception of what a construction site office looks like,” and “I gained a clearer understanding of where Obayashi's aims to take its development projects in the future.”
